       This may not sound like much but they will make a difference.

Since August 1st 2007 it has been mandatory to include an Energy Performance Certificate (EPC) in the home information pack. This has now been extended to rental properties from 1st October 2008.

The Energy Performance Certificate will rate the home from A-G on energy efficiency and carbon emissions. The certificate will also offer advice on how to save energy and cut carbon emissions around the home.

The Home Information Pack will contain all legal searches and documentation to comply with the new regulations.
